Ventura housing market statistics: As of January 27, 2021 there are currently 122 properties for sale in Ventura listed as active, with an average asking price of $1,016,460. The highest-priced property is $3,995,000; the lowest priced property can be purchased for $4,700. Ventura neighbourhood listings have an average price of $544 per square foot, based on listings with 3.3 bedrooms, 2.6 baths, and 1,859 square feet of living space.

Ventura Neighborhood Homes

Officially named the City of San Buenaventura, Ventura began as a mission along the Ventura River in 1782. The town around the mission began to grow and it was incorporated in 1866. Later development of the nearby oil fields in the 1920s led to further population growth. Today the city has more than 106,000 residents who live, work, and play in the region.

Median home prices throughout Ventura County have been on the rise. Single-family homes in Ventura start in the low 400s. These homes tend to be 2- or 3-bedroom, mid-century homes with the Spanish architectural influences that are common throughout the region. Closer to the ocean, home prices rise to 1 million dollars or more. Ocean-front property is in hot demand in any community and Ventura is no exception. At the lower end of the multi-million dollar spectrum, potential homeowners will find smaller homes that are near the ocean, but may not have actual ocean views. At the higher end, large homes with 5- or 6-bedrooms and ocean views are common.

Newly constructed homes for sale include beautiful condominiums and single-family homes built by builders familiar with the Southern California real estate market. The Cannery, located in downtown Ventura, is a new condo development featuring 20 different floor plans, ocean views, and architecture inspired by the Early California Mission Revival period. Homebuyers looking to buy a home in a newer Ventura community can find new communities from builders like Watt Communities, CalAtlantic Homes, and Williams Homes. These builders offer custom built homes ranging from the low $500s to luxury homes in excess of one million dollars.

Ventura Community Amenities

Ventura's economic outlook is bright. The headquarters of Patagonia, an outdoor clothing manufacturer, is located downtown. It is a major private employer in the city along with Argon ST. The public and educational sectors employ a significant number of people. The County of Ventura, Ventura Unified School District, Ventura College, and the City of San Buenaventura are all major employers in the area. Additionally, the Ventura County Health Care Agency and Community Memorial Hospital are the leading employers in city's healthcare area.

When the day's work is done, Ventura's residents head out for recreation. Downtown Ventura is an excellent place to go for an afternoon of dining, shopping, or sightseeing. Locals might go to Ventura Harbor to charter a fishing boat, have a seafood dinner, or go shopping at Ventura Harbor Village.

Ventura's residents can take full advantage of the sunny Southern California weather and the city's prime location on the Pacific Ocean year-round. San Buenaventura State Beach is a public beach with picnic tables, bike paths, concessions, and a snack bar. Other ocean-front parks include Surfers' Point at Seaside Park and Marina Park. Nearby Ventura County Fairgrounds is especially well known for special events and concerts.

Ventura Neighborhood Schools

Ventura's students are served by the Ventura Unified School District. The district operates 28 schools to provide education from kindergarten through adult. According to Great Schools, the top rated public schools include Mound Elementary, Pierpont Elementary, and Foothill Technology High School. Foothill, one of several high schools in the district, was established in 2001 as a magnet high school focusing on technology, medical services, and communications serving 1,000 students annually. It received the distinction of being named a National Blue Ribbon School in 2006 and 2012 as well as a Gold Medal in 2013 by US News and World Report. Additionally, the city has a selection of tuition-free charter, private, and parochial schools to choose from.
