House styles in Temple City are typical of southern California architecture: California bungalows, Spanish, mid-century modern, and Mediterranean styles are prevalent. Though some homes for sale date back to the 1920s which was when the town was established, homebuyers will also find a selection of much newer homes, including some that were built this century. As is typical of the area, real estate prices have steadily risen in recent years, with home prices generally ranging from the $700s to $1.5 million or more. A small two-bedroom bungalow built in the 20s can list for just under $1,000,000, whereas a three-bedroom, depending on location, can list for under $800,000. A 21st century four-bedroom Mediterranean with 3,000 square feet can sell for more than $1.5 million.
Temple City Community Amenities
The community, which has a population of just under 40,000, sits between the east-west I-10 and I-210 freeways. Access to either freeway is about ten minutes from the center of the town. Generations of southern Californians have been drawn to Temple City’s so-called bridal district. It is a stretch of Las Tunas Drive in the center of town that features an array of bridal-related businesses, including bridal gown shops, photography studios, and beauty salons. Temple City is known as the City of Camellias; each February, the city hosts the Camellia Festival, which draws tens of thousands of visitors for a parade, art show, and other events. The Winchell’s Donuts chain started in Temple City, though the headquarters is now nearby in City of Industry. There isn’t even a Winchell’s franchise in Temple City, though there are several within five or six miles of the town.
Temple City Neighborhood Schools
Neighborhoods in Temple City are popular with homeowners in part because the Temple City Unified School District is the primary school district serving the community. The California Department of Education has identified the school district as being among the top 5% in the state. Other school districts—Arcadia Unified School District and El Monte City School District—have a smaller but significant presence in Temple City. The community is popular for its schools, as well as its proximity to both L.A. and the San Gabriel Mountains. Real estate values in the area have risen steadily, but anyone seeking to buy a home in Temple City will find a variety of choices in classic southern California styles.
