South Gate Neighborhood Homes
South Gate is a small city of seven square miles located in the Gateway Cities region of Los Angeles County, California. Home to an estimated 96,000 residents, it’s about seven miles south of Downtown Los Angeles and 15 miles east of Los Angeles International Airport. Major highways include I-710 and State Route 90, better known as the Imperial Highway. South Gate uses zip code 90280. The city was incorporated in 1923.
Median home prices in South Gate were in the upper $300s in 2016, an eight percent increase over the previous year. The city averages 27 home sales per month. South Gate has a 47 percent home ownership rate and a median monthly rent cost of about $1,000.
Prospective homebuyers can find single family homes starting in the mid to upper $200s for a median 1,000 square feet. Homes in the low $400s typically have two to three bedrooms, one to two bathrooms, and an average of about 1,200 square feet of living space. The most common architectural styles include ranch, cottage, Spanish Colonial, and Mission Revival. About half the single family homes on the market were built during the post-war boom and have retained charming, historic features. Many single family homes feature off-street parking, including driveways, carports, and garages that can accommodate one to two cars. Multi-family homes are available throughout the city at prices ranging from the low $400s to the upper $3 millions. Condos and townhomes rarely appear on the market and are typically priced in the $300s.
There are several new construction communities within a 10-mile radius of South Gate. Centerpointe in Downey, La Vida in Pico Rivera, and Sunstone in Norwalk feature homes for sale priced from the $400s. The Heights on Beverly in Whittier and Encanto Walk in Monterey Park offer real estate from the $500s. Builders include KB Home, Florence Homes, and Brandywine Homes.
South Gate Community Amenities
Manufacturing is South Gate’s largest employment sector, making up 37 percent of the economy, followed by transportation and warehousing at 12 percent. The cost of living in the city is just 21 percent higher than the national average, which is considerably lower than California’s state average.
There are nine municipal parks in South Gate, the largest of which is the 97-acre South Gate Park, site of several public facilities including a swim stadium, nine-hole golf course, and junior hockey rink. Other large parks include Hollydale Regional, a 56-acre park with an equestrian center, and Cesar Chavez Park. The city offers recreation, aquatic, and fitness programs for ages ranging from preschool to senior. The Los Angeles River cuts through the eastern part of South Gate, and the Rio Hondo and Los Amigos golf courses are located just outside of city limits. It’s just 15 miles to beach access at Dockweiler.
Major commercial areas include Tweedy Mile, Firestone Boulevard, El Paseo, and Hollydale. The new Azalea Shopping Center, anchored by a Walmart, contains more than 20 shops and service locations including Michaels, Ulta, and Ross, as well as 10 eateries. Azalea also hosts community events throughout the year, including summer concerts and a Halloween Safe Zone. The Edwards South Gate 20 Cinema and IMAX Theater are located in the northeast corner of the city.
There are several municipal projects underway in South Gate, including enhancement to several main roadways and construction intended to improve the city’s walkability. New business and retail developments include AltaMed, Taco Bell, and Atlantic Avenue Commercial Center.

There are 18 public schools in South Gate, primarily within the Los Angeles Unified School District, though a few schools are in the Paramount and Downey Unified School Districts. South Gate includes three charter schools and two partial magnet schools. The city is also served by two parochial schools, Saint Helen Elementary and Redeemer Lutheran Elementary.
Opportunities for higher education are abundant in South Gate. The city is served by three community colleges: Compton, Cerritos, and East Los Angeles. In addition, there are three campuses of California State University nearby, including Dominguez Hills, Long Beach, and Los Angeles. The University of Southern California is just nine miles from South Gate.
