El Monte Neighborhood Homes
El Monte is a mid-sized city in southeastern Los Angeles County. Home to an estimated 117,000 residents, the city’s population has grown by about three percent since the 2010 census. I-10 cuts through El Monte and intersects I-605 just east of city limits, making it easy to reach much of the Los Angeles area. Downtown Los Angeles is just 18 miles from El Monte. The town motto, “End of the Santa Fe Trail,” is a reference to El Monte’s role in 19th century westward expansion, and it’s also known as the birthplace of the variety TV show. The city encompasses about nine square miles and uses zip codes 91731 through 91735.
About 40 percent of El Monte residents are homeowners, and the median rent cost is $1,100 per month. The median list price of single family homes for sale is in the low $500s, a nine percent increase over last year. This figure is projected to rise by about three percent in the next year. Home prices for condos and townhomes average in the upper $300s. Homes spend an average of about two months on the market.
Single family homes start in the low $300s for one-bed, one-bath real estate in Downtown and Mountain View. Median-priced homes typically feature three bedrooms, two baths, and around 1,200 square feet of living space. Most communities offer off-street parking with driveways or garages. Homes priced from the $900s are found in Norwood Cherrylee and Northwest El Monte and offer five to six bedrooms in an average of 3,500 square feet. The majority of El Monte homes were built more than 50 years ago during the post-war boom. Architectural styles are varied and include Spanish Colonial, contemporary Southwestern, ranch, cottage, and even charming surprises such as English Revival.
Condos and townhomes make up about one quarter of homes for sale in El Monte. Prices range from the mid $200s for two bedrooms in River East to the upper $700s for four bedrooms in Norwood Cherrylee.
Currently, there are no new construction communities within El Monte city limits, although there are several in neighboring municipalities. Within a five-mile radius, prospective homebuyers will find La Colina Estates in Glendora priced from the low $1 millions, Blossom Walk in Temple City starting in the upper $500s, Encanto Walk in Monterey Park from the low $600s, and Arroyo Walk in San Gabriel from the mid $500s. Construction is underway on townhomes in Rosemead’s Elements community. Area builders include William Lyon Homes, Benchmark Communities, and the Olson Company.
El Monte Community Amenities
The city’s largest employers are its three school districts, each providing more than 600 jobs. Longo Toyota-Lexus employs nearly 500. The median household income for El Monte is $39,000, and the cost of living in the city is about five percent lower than the state average.
The city operates 10 public parks with another, Pioneer, under construction. Mountain View is currently the largest park at 10 acres, followed closely by the nine-acre Lambert Park, but Pioneer is slated for 11 acres upon completion. Gibson Mariposa features a butterfly-themed playground and splash pad. For additional outdoor activities, the Santa Fe Dam and Whittier Narrows Recreation Areas are within a short drive. Nearby golf courses include Whittier Narrows and Arcadia.

El Monte is primarily residential, but there are some retail areas along Valley Boulevard. The El Monte Mall is an outdoor shopping area with several boutique shops and a variety of restaurants. Shopping areas just outside of town include Plaza West Covina and Arcadia Gateway Center.
El Monte Neighborhood Schools
Children of El Monte residents attend schools in the El Monte City School District, which has 17 elementary schools, and the Mountain View School District, with 10 elementary, one intermediate, and one middle school. The El Monte Union High School District has six high schools and an adult school, El Monte-Rosemead. Two El Monte public schools, Rio Vista Elementary and Arroyo High, receive excellent eight of 10 scores from the school ranking website GreatSchools.org.
Private schools serving the El Monte area include Nativity Catholic and Epiphany Catholic. Nearby colleges include Premier Career, LABI, and Rio Hondo.
