Covina housing market statistics: As of January 27, 2021 there are currently 63 properties for sale in Covina listed as active, with an average asking price of $791,232. The highest-priced property is $3,100,000; the lowest priced property can be purchased for $345,000. Covina neighbourhood listings have an average price of $406 per square foot, based on listings with 4.4 bedrooms, 2.5 baths, and 2,329 square feet of living space.

Covina Neighborhood Homes

The community of Covina is in the heart of Los Angeles County. It sits only about 22 miles from Downtown Los Angeles, towards the east of the larger city. Covina is an important suburban area of the community within the San Gabriel Valley. And, it is home to nearly 48,800 people. A strong community with a competitive real estate market, Covina is one city homebuyers will want to take a closer look at when looking for an affordable area.

Home prices in Covina range widely but this hotly sought after city has much to offer most buyers. The area is like most other moderately sized cities in Los Angeles in that it is a seller’s market for the most part. However, unlike other areas, it has a bit more opportunity because it generally has more homes for sale.

As of February of 2017, there were 122 homes listed for sale as either existing homes or new construction properties. And, there are still some homes that are foreclosures here, though this number is significantly less than it was just a matter of years ago. The median sale price for a home in Covina was $465,000. This is an increase of about seven percent over February of 2016. The average price per square foot in Covina is also on the rise. It stands at $322 per square foot, which is about a five percent increase from the previous year. In the previous four months, about 131 homes sold in the city itself. This demonstrates that the community is one that’s often sought after by homebuyers.

The community is large enough that it offers a variety of home styles. It is possible to find typical Southern Californian homes for sale here including ranches, Colonial homes, bungalows, and more modern properties. Most homes are single family properties. However, the area does have a number of apartment complexes, condo developments, and townhomes. Some duplexes also exist here. This provides for plenty of options for today’s homebuyer.

Limited options are also available for those who wish to build a home in Covina. There are various open areas for new construction including existing open lots in some neighborhoods. Several home builders are available in Covina including ESV Prime Construction Specialists Inc., Parkview Homes, and Beazer Homes Gramercy.

Covina Community Amenities

The community itself offers residents a wide range of amenities and features. It is often confused with West Covina, which is a larger area located to the south and west side of Covina. The community’s history includes numerous orange and grapefruit groves that spread throughout the area. The city was once the third largest producer of oranges in the world. Today, it maintains a large amount of pasture area for groves, though much of the area has been developed.

Still, the area has much to offer homebuyers. It is home to the largest movie complex in the county at Covina AMC 30. It has a number of shopping and retail sectors, as well as various restaurants and service businesses. Most of the community is residential, but pockets of commercial and industrial development exist as well.

  • The Covina Center for the Performing Arts is a newer community center located in the downtown area.
  • Though no freeways pass through the city, it is close to I-210, I-10 and I-605 making commuting easy to do.
  • The top employers here include the school district, the Citrus Valley Medical Center, and Bert’s Mega Mall.
  • Due to its groves and unique layout, architecture, and design, the city has been in numerous movies and television programs.
  • This is a large city spanning over 7 square miles, much of which remains groves.
