Carson Neighborhood Homes
Carson, California is a small city in southern Los Angeles County, just 13 miles south of downtown Los Angeles and a 20-minute drive from Los Angeles International Airport. I-405 runs through the middle of Carson and intersects I-110 on the west side of town and I-710 on the east side. The city of 19 square miles is home to about 93,000 residents. Carson uses zip codes 90745 through 90747 in addition to several others.
The median price of single family homes for sale in Carson is in the upper $400s. Average home prices for condos and town homes are in the low $400s. About 75 percent of Carson residents are homeowners, and the median rent cost is $1,400 per month.
Approximately three-quarters of real estate on the market in Carson is made up of single family homes. Prices start in the mid $300s for two to three bedrooms in an average 1,000 square feet of living space. Homes at the median price point offer three bedrooms, two baths, and about 1,300 square feet. At the high end of the market are homes in the upper $600s, typically with four bedrooms, three baths, and about 2,300 square feet. About two-thirds of single family homes in Carson are more than 50 years old. The city features a wide array of architectural styles, from Southern California staples like ranch and Spanish Colonial to less common designs, such as Craftsman and mid-century.
Prices for condos and townhomes start in the mid $200s for an average 1,200 square feet and top out in the upper $500s for about 1,700 square feet.
221 West is currently the only new construction community in Carson, with homes built by HQT priced in the low $500s. The community offers three floor plans to choose from, all with three bedrooms and two or more baths. Square footage ranges from about 1,500 to 1,700, and there are options for custom and high-end finishes. There are several other new construction communities within a five-mile radius of Carson. Brighton in Torrance features homes by Brandywine from the upper $600s. Homes in Lomita’s Cypress Pointe start in the upper $600s as well, while homes by DR Horton in Emerald at Casaba Estates are priced from the mid $2 millions.
Carson Community Amenities
Carson’s largest employers are Prime Wheel Corporation and See’s Candy Shops, each employing more than 400 people. Other major employers include Pepsi Bottling, General Mills Operations, and Huck International. The median household income for the city is $71,000, higher than both state and national averages. The cost of living is 30 percent higher than the national average but four percent lower than the California state average.
The StubHub Center Sports Complex is located in Carson. It features a 27,000-seat soccer stadium, which is used by the LA Galaxy and served as the site of the 2003 FIFA World Cup Women’s Soccer final. The second-largest stadium in Major League Soccer, it’s also the temporary home of the NFL’s LA Chargers until they move into their new stadium in Inglewood.
The city offers recreational programs for all ages, and it operates two pools, two aquatic centers, and a boxing center among its 17 parks and recreational facilities. Victoria Golf Course is located in Carson, and other nearby courses include Virginia Country Club, Chester Washington, and Lakewood.
Shopping abounds at South Bay Pavilion, a mall of more than 80 stores, service locations, and restaurants that’s anchored by Sears, IKEA, and Target. Other nearby shopping areas include Memory Lane Antique Mall, the Lakewood Center, Del Amo Shopping Center, and South Bay Galleria.

Carson Neighborhood Schools
Children of Carson residents attend schools in several districts, including Long Beach Unified, Torrance Unified, and Los Angeles Unified. Carson has a total of 20 public schools with an average student-teacher ratio of 22 to one. The California Academy of Mathematics and Science, a public secondary school, receives a perfect 10 of 10 score from the school ranking website GreatSchools.org. Private schools in the area include Carson Christian School and St. Philomena School.
Colleges in and around Carson include California State University at Dominguez Hills and the Carson campus of Intercoast Campus.
