Camarillo Neighborhood Homes

The median home price for Camarillo is in the upper $500s. The median size for a single family home is around 2,400 square feet, while condos and townhomes are a median 1,500 square feet. Residential real estate in Camarillo spends an average of 58 days on the market.

Camarillo has a bit of a reputation for being resistant to new development, but there are several new construction communities throughout the city. Springville offers homes for sale from the mid $500s built by Comstock Homes’s elacora division, and this builder has homes under construction in Teso Robles as well. Hanover Village at the Park features homes by CalAtlantic starting in the low $900s. These subdivisions offer homebuyers plenty of move-in ready options.

The Pleasant Valley Recreation and Park District maintains 27 parks, a BMX dirt track, and an equestrian center as well as several playgrounds, sports facilities, and walking trails in and around Camarillo. The district also hosts an annual Christmas parade.

Camarillo is renowned as a prime shopping destination. The Camarillo Premium Outlets are a large, open-air mall with about 160 chain retailers and specialty boutiques as well as several restaurants, snack stands, and cafés.

The nearest beach access is at Point Mugu State Park, about 14 miles from the city. For outdoor enthusiasts, the Santa Monica Mountains recreation area offers hiking, biking, horseback riding, climbing, and camping about 25 miles away.

Camarillo Neighborhood Schools

Children of Camarillo residents attend schools in the Pleasant Valley School District through eighth grade. PVSD consists of six elementary schools, two middle schools, a magnet school and STEM specialty schools. The Santa Rosa Technology magnet school receives a perfect 10 of 10 score from the school ranking website GreatSchools.org, as does the public charter school Camarillo Academy of Progressive Education. Several other schools in Camarillo receive excellent scores of eight or nine out of 10, including Adolfo Camarillo High School, which is part of the Oxnard Union High School District. A new high school, Rancho Campana, is under construction as of late 2016.

Private and parochial schools serving Camarillo include Cornerstone Christian and St. Mary Magdalene. A campus of California State University Channel Islands, a four-year public state university, is located in Camarillo.
