Bell Neighborhood Homes
Located in Los Angeles County, the city of Bell is a quaint community that’s home to about 36,600 people. This community sits on the western bank of the Los Angeles River. It’s an important suburb to the city of Los Angeles as well. Many people who live in this community will commute into the bigger city for work, education, and entertainment. For those planning to buy a home in Bell, a variety of options exist, though this can be a somewhat competitive real estate market.
There’s much to know about the real estate market in Bell. First, it has limited homes for sale. Even though this is a city of well over two square miles, it is quite common to find only a handful of homes listed for sale at any given time. As of February of 2017, about 5 homes were listed within Bell proper for sale, including both new construction and existing properties. This limited inventory is one of the reasons it can be challenging for many to buy a home here.
As of the same timeframe, the median sale price of a home in Bell was $420,000. That is a 27 percent increase from February of 2016 to February of 2017. It is due, in part, due to the upscale lifestyle, small-town feel, and proximity to Los Angeles that homes here sell quickly and often at a high value. However, the price per square foot stands at $293. That is significantly lower than other communities in the region. During the previous four months, only 7 homes sold within the community.
It’s also important to know that renting in Bell is more affordable than it has been in a long time. Since February of 2016, home rental rates have fallen by 26 percent. They stand at just $1035 at this time.
When it comes to finding a home for sale in Bell, a number of home styles are available to choose from. The area is home to some architecturally beautiful homes as well as many others requiring remodeling and upgrading. Homes here are moderately sized, usually spanning about 1500 to 2000 square feet. There are various options in style available including ranches, bungalows, and custom built properties. Most are single-family homes, but the area does have a number of apartments and condo developments as well.
