Azusa housing market statistics: As of September 27, 2020 there are currently 74 properties for sale in Azusa listed as active, with an average asking price of $643,216. The highest-priced property is $2,100,000; the lowest priced property can be purchased for $284,700. Azusa neighbourhood listings have an average price of $387 per square foot, based on listings with 3.2 bedrooms, 2.7 baths, and 1,830 square feet of living space.

Azusa Neighborhood Homes

For those who have looked at the letter “A” that sits in the San Gabriel Mountains and can be seen for some 30 miles, that letter represents the city of Azusa. This community is one of the most important in the region because it is the oldest in the county. The city, which is home to over 46,300 people, is located on historic Route 66. And, this Los Angeles County community is one of the best places to buy real estate in the region, many homebuyers believe. It has plenty of opportunity to offer investors.

Though it may not be the largest community in Los Angeles County, Azusa has much to offer today’s homebuyer. First, this area has a moderate level of competitiveness in terms of homes for sale. There is plenty of reason to buy here for those who are looking for a home that is likely to appreciate in value. The median sale price of homes in Azusa, as of February of 2017, was $415,000. That is significantly less than some other communities nearby. It is also an average price per square foot of $308. Also, like much of the surrounding county, Azusa is seeing home prices on the rise. From February of 2016 to February of 2017, the median sale price of homes rose five percent. During the previous four months, about 111 homes were sold.

The area does offer moderate amounts of homes for sale most of the time. As of February of 2017 about 97 homes were listed for sale. This includes both existing homes for sale and new construction properties. For those who are looking to build a home in Azusa, some options exist. Though the area does not have a significant amount of new development, available open land is present as are various lots. Home builders that serve Azusa include Parkview Homes, Beazer New Construction Homes, and Shea Homes.

Most of Azusa is residential. The area has mostly single family homes. However, there are condo developments, apartment complexes, and a number of duplexes located throughout this area. Properties range in size and features. Most homes range in size from 1100 square feet up to 2000 square feet. Ranches and bungalow homes are the most common.

Azusa Community Amenities

Along Foothill Boulevard and Alosta Avenue, is Route 66. This remains an important fixture in Azusa. The city has a vibrant recreation center and sports programs for both adults and children. In addition to this, the area has a moderately strong commercial sector and industrial area. Big box stores are located here including Target and Costco. The college, though, is a prominent feature within this city.

The largest employers in Azusa include Azusa Pacific University, the school district, Northrop Grumman, and Costco Wholesale Corporation. It’s also home to the SoCal Legends, a basketball team with the Continental Basketball Association out of the college.

For those who hope to buy a home here, a variety of options exist. This vibrant community has a great deal of history, but homeowners also value its proximity to all of the amenities in Los Angles. Residents will find a welcoming atmosphere here.

  • Commuting is easy here since numerous freeways are accessible including i-210 1605 and Orange Freeway.

Azusa Neighborhood Schools

The Azusa Unified School District serves the community. It is home to 11 traditional elementary schools, three intermediate schools, as well as several high schools. Several private schools are located here. It is also home to Azusa Pacific University and the Buddhist private university of Dhammakaya Open University.
