Altadena housing market statistics: As of August 12, 2020 there are currently 46 properties for sale in Altadena listed as active, with an average asking price of $1,431,748. The highest-priced property is $4,675,000; the lowest priced property can be purchased for $595,000. Altadena neighbourhood listings have an average price of $586 per square foot, based on listings with 3.6 bedrooms, 2.8 baths, and 2,458 square feet of living space.

Altadena Neighborhood

Home prices are somewhat higher than in communities just east of Altadena. In general, real estate listings for existing homes in Altadena are north of $500,000 and can rise above $1,000,000. Many of these homes for sale, now 90 years old or older, were constructed by some of the community’s early residents. A two-bedroom, one-bath California bungalow with less than 1,000 square feet, for example, would be for sale in the high $500s. Such homes also may be on quite small lots. A three-bedroom with 1,700 square feet and built more than 100 years ago would list close to $1 million. A three-bed/three bath with 2,500 to 3,000 square feet on a lot of 1/3 acre or more will list from $1.25 million to $1.5 million or more.

Altadena Community Amenities

“Altadena” roughly translates to “above Pasadena,” which refers to Altadena’s higher elevation. North Avenue slowly rises through the middle of Altadena before it stops at the base of the San Gabriel mountains. The community is north and west of I-210, and Pasadena is just to its south. In fact, Pasadena has made several attempts over many years to annex Altadena, but homeowners in the unincorporated community have repeatedly rebuffed full-scale annexation, preferring for now to remain unincorporated and under the jurisdiction of the Los Angeles County government. Altadena has 40,000-plus residents.

For nearly 100 years, a stretch of Santa Rosa Avenue in Altadena has been known as Christmas Tree Lane. Each year, a volunteer community association lights the lane with holiday lights, which draws thousands of visitors. The association says the event is the oldest large-scale Christmas lighting in the country. Christmas Tree Lane is on the National Register of Historic Places.

Altadena has a small business district, but the community is primarily residential. Paseo Colorado, a huge retail, restaurant, and theater district, is nearby in Pasadena. The Rose Bowl, Caltech, Brookside Golf and Country Club, and the Kidspace Children’s Museum are all nearby.

Altadena Neighborhood Schools

The Pasadena Unified School District, which has about 20,000 students, serves the Altadena Community. There are four public elementary schools serving Altadena, as well as a middle school and two high schools. Two charter schools are in Altadena. Private schools in or near Altadena include the Sahag-Mesrob Armenian Christian School; St. Elizabeth Parish School; St. Mark’s, an Episcopal school: and Pasadena Waldorf School.
